What times do we do V iewings
until..?
All viewings will be arranged
at times to suite you. A member of our staff will accompany
you on the viewing and will be able to give guidance and
assistance in any questions you may have. Viewings are
carried out 6 days a week Monday to Saturday from 9am - 8pm.
How do I reserve
a property..?
After the initial viewing,
should you wish to apply for the property then please ask
the member of staff for a tenancy application form. You will
need to take this form away and return it to us with two
copies of I.D one of which must be photographic & contains
your current address. To reserve a property you need to pay
£100 which removes the property from the market while we
obtain references. The £100 is then deducted from the first
month rent at the beginning of the tenancy. Their is also an
administration fee of £75 per applicant to cover referencing
costs.
What r eferences
will I need..?
Before moving into a property
all tenants must be referenced. In most cases we will
require an employment reference from your current employer
or accountant if you are self employed, a previous landlord
or letting agent, a character reference from some you have
known for more than three years but is not related to you
and a credit check. If you don't pass the above checks a
guarantor may be put in place.
How much will I have to pay to
move in..?
Before you can move into a
property you must pay the first months rent and a security
deposit equal to one months rent in full. So if the rent is
£500 per month you would pay £500 rent and £500 security
deposit minus the £100 holding fee you initially put down
with the tenancy application.
How fast can I move in..?
Normally from putting the
holding deposit down and returning to us the tenancy
application forms it takes about a week, depending on how
fast your the people supplying your references get back to
us. We can in some cases have you moved in within 48 hours.

What happens to my security
deposit..?
From April 6th 2007,
all tenant’s deposits have had to be protected within 14
calendar days of receipt by the landlord or agent, with a
Government-approved scheme. The legislation aims to ensure
that tenants who have paid a deposit to a landlord or
letting agent and are entitled to receive all or part of it
back at the end of that tenancy, actually get it. At
Liverpool Residential, we use the Deposit Protection Service
(DPS). More information can be found by visiting http://www.depositprotection.com.
Once your deposit is protected by the
deposit protection service you will receive written
confirmation.
What if I accidentally damage my rented
property..?
We know accidents do happen and we know how important it is
to our tenants to ensure that they receive their deposit
back in full. Accidents can always happen so we highly
recommend taking out specialist Tenant's Insurance to make
sure that, even if you accidentally damage your rented
property or the landlord's property within, you'll be able
to repair the damage via your insurance payout rather than
